This community service program aims to optimize construction project planning through assistance in preparing a business feasibility study at PT Sahabat Anugrah Sejati. The construction sector is a strategic industry that requires effective resource management, proper risk mitigation, and accurate planning to ensure project success. Therefore, the program supported the partner in analyzing financial, managerial, market, and economic aspects prior to making investment decisions for the proposed project. The results show that the project is feasible based on the Net Present Value (NPV) and Internal Rate of Return (IRR) analyses. An efficient organizational structure, a competent management team, and strong supervision mechanisms further strengthen the project’s operational readiness. Increasing demand for construction services also enhances the company’s market prospects. However, several areas still require improvement, including heavy equipment utilization, material efficiency, and digital marketing strategies. This program provides strategic recommendations to help PT Sahabat Anugrah Sejati improve project feasibility, operational effectiveness, and long-term business sustainability.

Penelitian ini bertujuan untuk mengevaluasi implementasi Tingkat Komponen Dalam Negeri (TKDN) pada pekerjaan elektrikal proyek konstruksi bangunan gedung pemerintah di Indonesia. Metode yang digunakan adalah pendekatan kuantitatif deskriptif–evaluatif melalui studi kasus pada delapan lokasi proyek pemerintah. Evaluasi dilakukan terhadap capaian TKDN pada pekerjaan MVMDP, LVMDP, pemasangan kabel, pencahayaan, genset, trafo distribusi, dan biaya transportasi berdasarkan dokumen kontrak dan ketentuan regulasi yang berlaku. Hasil penelitian menunjukkan bahwa capaian TKDN antar proyek sangat bervariasi, dengan kecenderungan nilai TKDN rendah pada komponen berteknologi tinggi dan proyek di luar Pulau Jawa. Temuan ini mengindikasikan bahwa keterbatasan material lokal dan ketimpangan distribusi industri menjadi tantangan utama dalam implementasi TKDN. Penelitian ini memberikan kontribusi empiris dalam mengevaluasi kebijakan TKDN pada pekerjaan elektrikal serta menjadi dasar rekomendasi kebijakan peningkatan TKDN yang lebih terarah.

Delays in high-rise building construction projects in Surabaya are a crucial issue as they can significantly affect cost, quality, and project completion schedules. This reserach intends to identify the dominant factors contributing to project delays using the Relative Importance Index (RII) method, considering both frequency and impact aspects. Data were obtained from 80 valid respondents who hold strategic roles in construction project implementation, such as Project Managers, Site Managers, Site Engineers, Estimators, Field Supervisors, General Managers, and Company Directors. The analysis results indicate that in terms of frequency, the dominant factors are unfavorable weather conditions (RII = 0.750), labor shortages (RII = 0.743), and design changes during construction (RII = 0.735). Meanwhile, in terms of impact, the dominant factors are delays in material delivery (RII = 0.780), labor shortages (RII = 0.770), and substandard material quality (RII = 0.740). These findings emphasize that labor shortage consistently influences project delays in both frequency and impact, while weather and material factors show different patterns between occurrence and consequence. All dominant factors were classified into the High-Medium category, indicating that they should be prioritized in project risk management.

The implementation of risk management is an important method that is carried out in order to identify risk factors that may arise during the implementation of the project. However, the implementation of risk management still faces some obstacles in its implementation. Therefore, this study aims to analyze the barriers to the implementation of risk management in construction projects in Surabaya. A total of 80 respondents filled out questionnaires from construction service providers including contractors and consultants. Respondents involved include professional experts such as Project Managers, Site engineers, Site managers, implementers, estimators, General Managers and Company Directors. Data processing using fuzzy AHP method as a data processing tool and decision making. The results of the study revealed that the main factors that can hinder the implementation of cost risk management are inaccurate cost estimates (Y4) with the highest weight of 0.433, lack of quality Control (Qc) supervision criteria (Y5) is ranked second with a weight of 0.288, poor coordination between stakeholders (owner,contractor and consultant) (Y1) is ranked third with a weight of 0.274, lack of risk management training (Y3) is ranked fourth with a weight of 0.005, and some, old age) (Y2), the work can not be done according to the work drawings (Y6), limited skilled human resources (Y7), materials not according to specifications (Y8), improper initial cost estimation (Y9), late progressive payment from the owner (Y10) ranked fifth jointly because it has an equivalent weight value of 0.These findings conclude that accurate cost estimation (Y4) is very important in construction projects because it becomes the main basis in budget planning, decision making, and risk management.

This journal examines the factors that have the potential to cause delays in the implementation of the Dempsey Hill residential housing construction project, North Citraland, Surabaya. Projects managed by CV. Tirta Kusuma has a target of completion in 10 months, but there are indications of delays that affect the schedule and costs. This study aims to identify and analyze the dominant factors causing delays, such as project management, material procurement, and human resources. The methods used include observation, questionnaire distribution, and literature study. The results of this analysis are expected to provide recommendations to improve time management, resource efficiency, and control of future construction projects. The results of data analysis in this study indicate that project delays are primarily caused by material delays and errors in work execution, as concluded based on the results of factor analysis.

Akurasi estimasi biaya diperlukan dengan perencanaan seoptimal mungkin seperti dengan melakukan perbandingan estimasi biaya konstruksi menggunakan metode AHSP dengan perhitungan dari kontraktor. Perbandingan dapat menjadi referensi untuk mengukur akurasi dan efisiensi penerapan metode dengan objek proyek gudang baja. Penelitian menggunakan metode analisis kuantitatif untuk memperkirakan rencana anggaran biaya dengan mengacu pada AHSP SE Direktur Jenderal Bina Konstruksi No. 68/SE/Dk/2024 yang selanjutnya dibandingkan dengan hasil perhitungan dari kontraktor. Hasil penelitian diperoleh bahwa estimasi biaya konstruksi dari pihak kontraktor lebih ekonomis dibandingkan dengan hasil AHSP 2024. Hasil perhitungan menunjukkan bahwa total biaya dari perhitungan AHSP 11,02% lebih tinggi dari estimasi kontraktor. Hal ini disebabkan karena upah tenaga kerja, bahan dan peralatan yang lebih tinggi pada AHSP dibandingkan dengan estimasi dari kontraktor. Saran penelitian selanjutnya untuk melakukan perhitungan pada pekerjaan lainnya, untuk menunjukkan keseluruhan biaya konstruksi.

Keselamatan dan Kesehatan Kerja (K3) merupakan kegiatan yang wajib ada dalam pekerjaan konstruksi termasuk pada proyek jalan lingkungan yang dikerjakan oleh pemerintah ataupun pihak swasta dengan sumber anggaran kecil ataupun besar. Hal ini karena setiap pekerjaan konstruksi memiliki potensi risiko kecelakaan yang harus mendapat perhatian serius. Sasaran pada penelitian ini bertujuan untuk mengetahui kesesuaian penerapan perlengkapan K3 yang telah direncanakan dalam dokumen kontrak, khususnya Rencana Anggaran Biaya (RAB) terhadap regulasi K3 yang berlaku, dengan menggunakan metode deskriptif kualitatif melalui analisis dokumen. Hasil dari penelitian ini menunjukan bahwa perlengkapan K3 pada Proyek Peningkatan Jalan Menteng XA di kota Palangka Raya tahun 2024 telah memenuhi ketentuan dasar, namun masih ada perlengkapan yang perlu ditambahkan sesuai ketentuan regulasi k3 seperti masker dan kacamata pelindung yang memiliki fungsi mengantipasi paparan bahan kimia, debu dan asap.
