The land transfer process in Batam City requires a transfer permit from the Batam Supervisory Agency (BP Batam), considering that all land rights in the city are under the Land Management Rights (HPL) regulated by BP Batam based on Presidential Decree Number 41 of 1973. Land that falls into this category requires strict procedures and regulations, including the transfer of rights through a sale and purchase involving authorized parties. This study aims to identify weaknesses in regulations related to the transfer of joint assets, especially inherited land, through current sale and purchase. This study uses a normative juridical approach with a descriptive analysis of applicable laws and regulations, to explore issues related to the transfer of joint assets in the form of inherited land. The main focus of the study is to identify weaknesses in the regulations governing the transfer of rights to inherited land through sale and purchase transactions. The results of the study indicate that the regulations governing the transfer of joint assets in the form of inherited land through sale and purchase have several weaknesses that require attention. These weaknesses consist of three aspects: weaknesses in legal substance, weaknesses in legal structure, and weaknesses in legal culture. In terms of substance, existing regulations do not provide clear and firm provisions regarding the distribution of inherited land rights within the family. Meanwhile, in terms of legal structure, there is still a discrepancy between applicable regulations and current practices. Weaknesses in the legal culture include a lack of understanding and legal awareness in society regarding the transfer of joint property. Therefore, this study emphasizes the need for the state to play a role in protecting the legitimacy of joint property within families, particularly regarding the transfer of inherited land through sale and purchase in Batam City.

This research examines the role of local wisdom in preserving the Batak Toba ulos cloth as heritage and culture. The purpose of this study is to describe the values of local wisdom embedded in the Batak Toba ulos. The theory of local wisdom proposed by Robert Sibarani is used as the basis for data analysis. The data collection method used in this research is qualitative descriptive, and data is gathered through a literature review of various journals related to the topic. The preservation of the ulos cloth as a cultural heritage of the Batak Toba is greatly aided by local wisdom. Ulos is a symbol of tradition, identity, and values for the Batak people, beyond being just a fabric. Local wisdom helps maintain and pass down this cultural heritage through traditional weaving practices and the use of ulos in various traditional ceremonies. Therefore, ulos is one of Indonesia's cultural legacies that must be preserved, as it is a high-quality product of creative thought. The sacred value of ulos reflects the spirituality of the Batak people. Each ulos establishes a connection between the maker and the recipient. For an individual, ulos is a fabric that warms the body, but for the community, ulos has a symbolic role in various aspects of life. In addition to producing high-quality ulos, the ulos fabric should be kept in a clean and comfortable place, and it should be displayed properly so that visitors may become customers. Ulos is used in various traditional ceremonies as a symbol of identity, a form of respect, a gesture of affection, and a unifying bond.

Apart from functioning to cover the body, this shirt also reflects the identity, honor and cultural values of Minangkabau which are closely related to the Islamic religion. However, as time goes by and the influence of globalization, the use of Baju Kurung Basiba among the younger generation is increasingly fading. This article aims to explore the role and philosophical meaning of Baju Kurung in the social life of Minangkabau society as well as the challenges faced in preserving it in the modern era. Through literature searches, it was found that even though there are big challenges, such as the influence of global fashion trends and the declining interest of the younger generation, there are still opportunities to maintain the existence of Baju Kurung through design innovation and the use of social media, as a promotional tool.  Cultural education and social media play an important role in preserving this cultural heritage, so that Baju Kurung can continue to be loved and enjoyed by future generations.

The division of inheritance is a crucial process carried out after someone passes away to manage the assets left behind, involving the testator, heirs, and the inherited property. In Islamic law, this division is regulated based on the Quran and Hadith with the aim of preventing disputes among heirs. This process must comply with the applicable legal requirements, including Law No. 3 of 2006 on religious courts. This research employs a qualitative descriptive approach by collecting data from the works of scholars in the field of uṣūl fiqh. The findings explain the definitions and divisions of dzawil furudh, ashabah, and dzawil arham, as well as the proportion of inheritance shares determined by Islamic law, such as half (1/2), one-quarter (1/4), and two-thirds (2/3). Wise management of inherited assets is essential to fulfill family responsibilities and avoid legal violations.

Inheritance law regulates a person's wealth after the owner dies. In general, the system of inheritance or distribution of wealth can be done in three ways: using BW law (Burgerlijk Wetboek), Islamic law, and customary law. This research method uses a qualitative research method with a normative juridical research type with an observational approach which is intended to examine legal issues related to the comparison of the distribution of inheritance assets according to Civil Law and Islamic Law. The aim of this research is to find out how inheritance is divided according to western civil law and Islamic lawAccording to civil law, there are two ways to divide inherited assets, namely Ab-intestato (heirs according to law article 832 of the Civil Code) and Testamentair (Will). Meanwhile, in Islamic law, men get two parts, while women get one part (2:1). When a man marries, the inheritance he receives from his parents will be used to pay the dowry and support his wife and children.

Current developments have brought many changes to Indonesia. The many changes that have occurred have not changed one thing in Indonesia, namely heritage. This problem is what triggers arguments between families and the Indonesian people because they don't want to know how inheritance is distributed according to civil law, so as a result they divide inheritance assets at will and do not comply with the Civil Code regarding inheritance. Article 830 of the Civil Code states that inheritance law is the law that regulates the legal position of a person's assets after he dies, especially the transfer of assets to other people. This research also aims to determine the distribution of inheritance assets to heirs according to civil law (BW). In BW (civil) inheritance law, in terms of inheritance, there are three important elements, namely Heir (erflater), Heir (erfgenaam) and Inheritance (Nalatenshap). In the Civil Code there are four groups of heirs, namely Group I, Group II, Group III and Group IV. The research method used is a normative legal research method, namely legal research which focuses on literature study and the data used in this research is in the form of books, journals, laws, other references which are collected and processed to be presented to meet the need for new knowledge and ideas.
