Buying and selling is a legal relationship that has rights and obligations between the parties, including house buying and selling transactions through a House Sale and Purchase Agreement (PPJB) and Sale and Purchase Deed (AJB) carried out in front of a notary. The study has a goal, namely to find out and analyze the validity of buying and selling transactions of houses in the perspective of the Civil Code. Juridical-normatic is used as a research method whose approach is in the form of laws and literature studies. The result of this study is a house sale and purchase agreement, namely a special agreement whose rules are contained in Article 1457 of the Civil Code. The validity of this sale and purchase refers to Article 1320 of the Civil Code concerning the legal terms of the agreement. Buying and selling houses is carried out through various stages, namely the preparation of PPJB, payment of seller and buyer taxes and the process of transferring the name in AJB before a notary. Legitimacy can occur if the making of this agreement is not because there is a forced withdrawal from any party,, does not violate the provisions of laws and regalutions, decency and the public interest.

Technological advancements will eventually have an impact on all parts of society's environment, including transportation. Based on application technology, online transportation is a means of transportation that allows its consumers to employ the services of motor vehicles or cars at any time. The study's goal is to collect data on the efficacy of online transportation services by assessing the level of efficiency of online transportation. The questionnaire distribution approach was used to reach 388 University 17 Agustus 1945 Surabaya, utilizing online transportation services. A descriptive quantitative method approach is used in this study with statistical analysis of weighting based on the level of user satisfaction. As a result of this study, the online transportation service has met the expectations of its use where in achieving its effectiveness has already been very good with a service efficiency rate of 82%, but not optimal on the pick-up point precision service. The highest level of efficiency on the safe service variable is applied to the means of transport with an efficiency rate of 84.02%, followed by the safe and easy service variables with the efficiency level value of 83.08%, while the speed variable with the effectiveness level value is 81.08%, on the cost variable charged with the efficacy level of 80.14%, and on the accuracy variable that has the efficiencies level of 77.68%.

The beginning of 2020 was a nightmare for Indonesia, the Covid-19 pandemic that hit had an extraordinary impact. Tourism, which is the main sector in the process of national development, is not spared from the impacts it presents. This pandemic has hit the tourism industry so that tens of thousands of workers have lost their jobs within 1 month. As time goes by, Indonesia does not continue to fall into misery. The new normal order has made the tourism sector carry out various kinds of innovations to get back up from the downturn caused by the pandemic. One of the innovations made is by maximizing digital marketing for tourist destinations. This study uses a literature study research method using various written sources such as articles, journals, and documents that are relevant to the study in this study. The results of the study show that the use of digital marketing in the tourism sector has several advantages, namely (1) Spending less money and targeting a wider market, (2) Retaining customers by establishing communication in a smooth way, (3) Easy to choose specific targets (4) Its effectiveness is easy to measure. Digital marketing for tourist destinations can utilize and use various online platforms such as websites, social media, mobile applications, and online advertising.

The merger of Islamic Banks is to encourage larger Islamic banks to participate in the global market and to become a catalyst for Islamic economic growth in Indonesia. In addition, the merger of Islamic banks is considered more efficient in raising funds, operations and spending. Therefore, this study aims to determine the financial performance of Bank Syariah Indonesia before and after the merger. The object of this study is the financial statements of Bank Syariah Indonesia for 2018 – 2021. The method used is descriptive quantitative with the aim of analyzing BSI profitability before and after the merger. The types of data used are primary and secondary data obtained from several journals and the official website of the Indonesia Stock Exchange and the official website of Bank Syariah Indonesia (BSI). The results showed that there was no increase that was too specific between before and after the merger was carried out, where each company had its own operational and non-operational costs if the merger was not automatically carried out, so looking at the assets owned by each company, it can be said that the merger should be done. At the time the merger was carried out because the costs incurred by the company from all costs due to the implementation of the merger were more profitable than before the merger.

This research aims to describe the use of Clickbait on news headlines in online media to attract readers. The data is in the form of title sentences published by online media. In this research, the author uses a qualitative method. The data is taken from Fajar.co.id, iNews.id, Detik.com, CNN Indonesia, Tribun-Timur.com, Metrosuara.com, and Tvonenews.com. The data taken is in the form of news titles selected based on certain criteria in accordance with the research problem. The results of this study show that, in general, the use of clickbait article titles is widely used by online media to attract readers' interest by disturbing curiosity arising from the information gap between what readers know and what readers want to know. Many clickbait article titles focus on celebrity subjects, rumors, and fictitious accounts and some even have no news value at all. The main purpose of using clickbait article titles is to drive more visits from online media users so that revenue through advertising increases.      

This study aims to determine the implementation of character education in fifth grade students at SDN Wanoja 02 Brebes Regency, Central Java. This study aims to describe and analyze the implementation of character education in class V students at SDN Wanoja 02. Based on the research results, it was found that the implementation of character education in class V students at SDN Wanoja 02 in learning activities and outside learning activities is carried out in various ways. The implementation of character education in learning is implemented through five models, namely habituation, learning methods, conditioning, exemplary, and providing motivation, advice, understanding, and appreciation. Meanwhile, the implementation of character education outside of learning activities is implemented through habituation, provision of school programs, exemplary, and provision of motivation and appreciation.

The purpose of this research is to ascertain how poverty affects Surabaya's ability to develop economically. In this research, the degree of poverty, economic development, inflation, and unemployment in Surabaya are covered. The data used in this research are quantitative, or provided as numbers, making them first simpler to understand or compare. The data analysis approach in this research involves multiple linear regression to gather data and information, while SPSS22 is used to analyse the data. By employing software to verify the statistical significance of variables, data analysis was completed. The Teaching Campus aims to equip students with a variety of expertise and skills by partnering with teachers and schools in developing learning models, as well as fostering creativity and innovation in learning so that it has an impact on strengthening literacy and numeracy learning in schools.Reading and counting is a skill that must be possessed by every person and taught from an early age. Each student has a different level of reading ability, AKM can be used to evaluate students in reading and counting skills. Therefore, the purpose of this study was to determine the ability to read and numeracy, the factors that influence literacy and numeracy skills, and the way in solving literacy and numeracy problems of the fifth-grade students. This research uses a qualitative descriptive method with a case study approach. The location of the research is at SDN 41 Malewang. The research subject was fifth-grade students and the teacher who was responsible for AKM at SDN 41 Malewang. The research subjects were fifth-grade students and 5th batch of campus teaching students who was responsible for AKM at SDN 41 Malewang. The results showed that most of the fifth-grade students at SDN 41 Malewang who followed AKM include in the basic category. Their reading literacy and numeracy abilities are influenced by internal factors from within students and external factors from the family and school. The way that students solve AKM literacy questions is by doing easy questions first.

This study aims to determine how the implementation of the Basic Principles of Zakat and PSAK 109 can create accountability and transparency in zakat management institutions. Accountability and transparency are important issues in zakat management governance because they are related to public trust, zakat management agencies in order to improve accountability and transparency must prepare financial reports in accordance with applicable standards, namely PSAK accounting for zakat, infaq and sadaqah 109. In the governance of zakat, the standard of zakat management is introduced, namely the Zakat Core Principle (ZCP). This research method is qualitative research using library research methods, by collecting data related to the object of research in the form of books, manuscripts, periodicals or magazines, or collecting data in the form of literature, to solve a fundamental problem based on critical analysis and analysis of relevant in-depth knowledge about library materials. The findings of this study indicate that the implementation of Zakat Core Principles (ZCP) and PSAK 109 Accounting for Zakat can support the accountability and transparency of zakat management bodies. Among the zakat core principles, there are 6 principles related to zakat management, which reflect accountability and transparency.

This study aims to analyze the implementation of the values ​​of socio-religious education in Karang Taruna youth in Salam Sari Village, Kedu, Temanggung. Socio-religious education is an important component in shaping the character of adolescents who are ethical, responsible and have good social skills. This study uses qualitative research methods with data collection techniques through observation, interviews, and documentation. Respondents in this study were Karang Taruna youth who were active in Salam Sari Village. Data analysis was performed using thematic analysis. The results showed that the implementation of the values ​​of socio-religious education in Karang Taruna youth of Salam Sari Village was carried out through several strategies. First, through the implementation of religious activities such as recitation, study of the scriptures, and religious-based togetherness activities. Second, by developing social skills through leadership training, teamwork, and self-development. The implementation of these socio-religious educational values ​​has had a positive impact on the youth of Karang Taruna in Salam Sari Village. Teenagers are becoming more aware of the importance of morals and ethics in everyday life. They are also able to develop social skills that are useful in interacting with the surrounding community. In addition, teenagers also feel involved in religious activities which provide a deeper understanding of religion and spirituality.

This research aims to understand, describe, analyze the development process and innovation strategies as well as factors that influence the creative industry in Batu City. This research uses qualitative research methods. Data processing is done with reasoning and mindset that behaves and acts based on logic. This analysis goes through several stages, namely data reduction, data presentation, and conclusion drawing. The results showed that: (1) The development of the creative industry in Batu City is very influential on the creativity and innovation of business people. (2) There are factors that influence the development of the creative industry in Batu City. (3) Development and innovation strategies for the creative industry through e-commerce in order to remain competitive in the era of globalization.

How effective promotional messages can increase sales of Sishop_Id MSMEs through the live feature in the Shopee application The purpose of the research is to analyze business communication in increasing sales of Sishop_Id MSMEs on the live feature in the Shopee application to understand how the business communication strategy carried out by Sishop_Id in Shopee's live feature can affect the increase in sales of MSME products offered by Sishop_Id. The methodology used in this research is a qualitative approach with a descriptive approach. Based on the results of interviews we conducted with Sishop_id MSME actors, this business was started by several students who thought about how to get additional income. in December 2022 they started a business with small capital they were able to create a business which in the end they chose a business idea in the fashion sector, especially kameja, culottes, crop korean, outer and others. Sishop_id experienced an increase in sales of their products after using the live feature on Shopee. Initially, only 1-2 people bought their products, but now there are 5-10 people who buy their products. Developing a broader marketing strategy In addition to using discounts and vouchers, it is better to develop a broader marketing strategy such as providing gifts or merchandise for consumers who buy a certain amount of products or collaborating with influencers to promote Sishop_id products. This can increase awareness and trustworthiness of the online store. The use of the shopee live feature in Sishop_id MSMEs has experienced a significant increase in sales in the products sold.

This study aims to analyze financial performance using financial statement ratios in a merger company, namely PT Ciputra Development Tbk. This research uses quantitative research methods. Quantitative data used were obtained from the Indonesia Stock Exchange www.idx.co.id and the company's website. In this study, we will discuss the ratios of financial statements that have a relationship with financial performance.

This study is entitled "Legal Protection of Children as Criminal Actors. Nowadays there are often criminal acts committed by children. The problem in this study is the legal protection for children as perpetrators of crime in accordance with the juvenile criminal justice system in Indonesia and its implementation in the Merauke region. The research method used is a juridical-empirical legal research method with a fact and legislation approach. The existing law is used as a guideline about what people should and should not do and see the phenomena that occur in the field. The forms of protection provided to children in conflict with the law are based on Law no. 11 of 2012 concerning the Child Criminal Justice System, which provides protection to children in the stages of arrest and detention, investigation, prosecution, trial and coaching, and through the application of diversion. The conclusion of this study is that children as perpetrators of torture must be treated humanely, accompanied, provided with special facilities and infrastructure as well as sanctions given to children in accordance with the principle of the child's best interests.

This study aims to find out the students of UIN SMH Banten in Islamic Banks. Questionnaires were distributed to 32 FEBI students at UIN SMH Banten, Serang City. The collected data were analyzed using descriptive and inferential statistics.  Based on the data obtained, it is known that the variables of bank reputation and beliefs influence the interest in saving for UIN SMH Banten students in Islamic banks. The purpose of this study is to analyze the interest of FEBI students at UIN SMH Banten in saving at Islamic banks. This research is quantitative descriptive research using primary data. The variables used in this study consist of bank reputation and trust as independent variables and interest in saving students as the dependent variable. The data collection method uses by providing questionnaires. The method used in this research is descriptive analysis.The results of the study show that the difference between men and interest in savings in Islamic banks is significantly different.    

Background: Pre-operative anxiety is the fear of pain after surgery, physical changes, facing surgical equipment and staff, death during anesthesia, failure of surgery or complications during surgery. Anxiety in patients who will undergo surgery can be overcome with non-framacological therapy, namely SEFT therapy which has a positive impact on reducing preoperative patient anxiety. Purpose: This case study aims to determine whether implementing SEFT therapy can reduce anxiety in preoperative patients Method : The method is a case study focusing on one patient. First, a numerical rating scale was utilised to measure the intensity of anxiety of the patients using the STAI (State-Traite Anxiety Inventory), then using SEFT therapy over of 3 stages, namely set-up, tune-in, and tapping between 10-15 minutes 1 time per day for 2 days, then re-evaluate using STAI to measure anxiety levels after the intervention  Results: The results show that using the SEFT therapeutic intervention, the preoperative patient's anxiety level decreased from moderate anxiety to mild anxiety Suggestion: Nurses could provide education to patients and their families in order to be able to reduce anxiety in the pre-operative phase so that patients can become more relaxed and comfortable.

YPDPA was formed due to a desire to spread the good news in general in North Sumatra to students. YPDPA believes in salvation that salvation is not the result of our work or our efforts but because of God's gift. This study aims to determine the structure and function of YPDPA's leadership in Tarutung, to be precise at Perumnas. The method used by the author is descriptive qualitative method. The results of the research revealed that the YPDPA leadership structure existed in each district/city and assigned one person as coordinator in the sector section. For the leadership function in the sector carry out tasks according to directions from the YPDPA head office.    

This study aims to determine and analyze consumer attitude as a moderation variable on the effect of consumer motivation and consumer trust on property purchasing decisions. This study uses primary data by distributing questionnaires to respondents, namely the owner of Green Taman Asri housing complex. Sampling is done using the NonProbability Sampling method and the sampling technique using sensus Sampling. The analysis in this study used a moderation regression analasis test. The results of this study indicate that consumer motivation consumer trust have a positive and significant effect on purchasing decision. Meanwhile consumer attitude has a positive as a moderating variable has a significant positive effect on the effect of consumer motivation and consumer trust on property purchasing decisions, with a coefficient of determination (Adjusted R Square) of 0.799 which means that together independent variables explain the purchase decision by 79.9%, while the remaining 20.1% is influenced by other variables

This study aims to determine the performance of Apron Movement Control (AMC) officers in supporting flight security and safety at Supadio Pontianak International Airport, to find out the obstacles encountered by Apron Movement Control (AMC) officers. In supporting flight safety and security at Supadio Pontianak Airport, and to find out the efforts made to improve the performance of AMC officers in supporting flight safety and security at Supadio Pontianak Airport. In conducting research, the author uses qualitative research methods, which aim to find, analyze and manage data obtained from direct events that occur in the field by understanding social interactions through interviews and observations. This research was conducted at PT. Angkasa Pura II (persero) Supadio Pontianak International Airport at the Apron Movement Control (AMC) Unit from 01 January 2023 to 30 January 2023. Data analysis techniques used in this study include: data reduction, data display and conclusions. The results of this study indicate that the AMC unit at Supadio Pontianak International Airport has been very good at supporting flight safety and security as seen from the personnel. Actions to overcome safety and security risks that are implemented in the work environment of the AMC unit are implemented by plotting parking stands and coordination with towers and GH. The obstacles encountered by the AMC unit included the lack of Apron Movement Control unit personnel, as well as the condition of Charlie's taxiway which had a slight crack which could result in accidents and incidents. Efforts are being made to improve the performance of AMC unit officers in supporting flight security and safety, namely by minimizing existing human resources so that they can run well and stay focused on the duties of each AMC unit personnel.
