This study compares the legal protection of pre-project selling property contracts in Indonesia and Singapore, focusing on the regulation of the position of PPJB, consumer protection, and the mechanism of transfer of ownership and payment. The approach used is normative with legislative and comparative methods, relying on primary and secondary legal materials through literature studies. Descriptive and comparative analysis reveal significant differences in the legal arrangements of the two countries. In Indonesia, Law No. 8 of 1999 and Law No. 1 of 2011 regulate pre-project selling through PPJB, but supervision is weak so that it often harms consumers, such as in the case of Meikarta. In contrast, Singapore has more detailed regulations, such as the Housing Developers (Control and Licensing) Act, which requires escrow accounts for consumer funds and strict payment schemes. Supervision and law enforcement in Singapore are more effective with strict sanctions against violations, reinforced by jurisprudence such as the Jurisprudence of Tan Eck Hong v Maxz Universal Development Group Pte Limited (2012) SGHC 240. This study concludes that legal protection in Singapore is more advanced than Indonesia, providing important recommendations for property law reform in Indonesia to prevent disputes and abuse in property transactions.

Based on data from the United States Department of Agriculture (USDA), global coffee production reached 170 million bags per 60 kg of coffee during the 2022/2023 period. Indonesia is noted as one of the largest coffee-producing countries in the world in 2023. According to Bizhare Contributor in 2023, the Food and Beverage industry in Indonesia has already reduced plastic waste, but there are still plastic packaging, particularly for coffee beans, that cannot be replaced with environmentally friendly materials. From this, the problem of this research is "How is plastic pouch waste sorted in coffee shops and how is it processed to become selling goods?". This research aims to determine the sorting of coffee pouch plastic waste in coffee shops and the processing process to make it into selling goods. The data collected through interviews shows that from the various coffee shops that have mushroomed in Jakarta, there are also coffee shops that care about the environment by sorting plastic waste. This coffee shop, namely Brookland Coffee, participates in donating coffee pouch waste to Demibumi, the process of making coffee pouches Environmentally friendly by Demibumi starts with collecting coffee pouch waste, cutting off the top, and sewing the outside with patchwork, then attaching it with adhesive so it can be folded. The conclusions obtained by DemiBumi prove that concrete action can be taken to overcome this problem. The main conclusion from this issue is that even though it is a big challenge, efforts to manage plastic waste can be successful and have a positive impact on the environment as long as it is carried out carefully by the community, such as through education, awareness campaigns, and the development of innovative solutions to reduce the use of single-use plastics can be steps. significant step.

The online buying and selling system makes it easier for people to make transactions and creates business opportunities for business people to develop business transactions in collaboration with resellers without having to meet face to face, such as online buying and selling transactions for Namastudios bags. Online buying and selling transactions between suppliers and resellers are carried out by mutual agreement where the rights and obligations of the parties are regulated to avoid risks. However, there was a default in 2018 by the supplier that the goods sent did not match what was agreed. So resellers suffer quite a lot of losses. For these losses, the reseller filed a lawsuit at the South Jakarta District Court. The aim of the research is to provide legal protection and to find out the application of judges in court decision no. 629/Pdt.G/2022/PN.Jkt.Sel. The research method uses normative juridical research with a case approach which uses data collection methods through secondary data which is analyzed qualitatively. The results of the research are legal protection for resellers for default, based on Article 1320 of the Civil Code, where the agreement made is not in accordance with the agreement, it is null and void, where the supplier is obliged to compensate the reseller for losses. The application of the judge's law in the decision is that the judge granted part of the decision and stated that the Defendant had committed an act of breach of contract based on Article 1320 of the Civil Code which did not fulfill one of the conditions for the validity of the agreement, namely the agreement contained in the notarial deed.

The problem that arises is the use of transaction value as the basis for BPHTB calculations. The provisions governing the basis for BPHTB calculations are the transaction value. The use of transaction value as the basis for BPHTB calculations often causes problems in the field, because it is not uncommon for the transaction value submitted by taxpayers to be considered inappropriate by tax officials, so that when validation is carried out, it is not uncommon for officers to request that the transaction value be changed and adjusted according to the assessment. tax. This research is of a Notmative Juridical nature with the research object being the BPHTB for land sale and purchase transactions. That the legal certainty regarding the provisions for BPHTB calculations for land sale and purchase transactions regarding discrepancies between the NJOP in the Land Sale and Purchase Deed and the actual land price is that the BPHTB calculation is calculated from the NJOP PBB value stated in the SPPT PBB. The government, to provide guarantees of legal certainty regarding BPHTB, then issued a Circular Letter to the National Land Agency of the Republic of Indonesia number: 05 /SE/IV/2003 concerning Registration of Land Rights or Registration of Land Rights related to the implementation of Law Number 28 of 2009 concerning Regional Taxes and Regional Levy, which is addressed to heads of land offices throughout Indonesia. In order for there to be certainty in the payment of BPHTB, it is necessary to determine the exact value as the basis for calculating BPHTB by the authorized agency, for example by using the Value Selling Land and Building Tax Tax Objects (NJOP PBB) as outlined in the Land and Building Tax Debt Notification Letter. Building (SPPT PBB), or its value determined by the authorized agency.

This study explores the marketing strategies used by traders in Pasar Besar, Pasuruan City in dealing with changes in consumer behavior in the digital era. Data were obtained through semi-structured interviews and questionnaires, involving traders representing various types of products and marketing methods. Analysis was conducted qualitatively to explore key themes and quantitatively to identify patterns and trends. The results show that traditional marketing (direct selling) is still relevant because direct interaction creates emotional connections and increases buyer loyalty. However, this approach faces challenges due to the shift in buyer preferences to online shopping. Meanwhile, online marketing offers wider market reach, cost efficiency, and time flexibility, although its success is highly dependent on promotional capabilities and delivery management. The combination of traditional and online strategies has proven effective in reaching various buyer segments, providing significant sales increases. This approach requires careful planning to optimize the benefits of both methods without increasing operational costs. By understanding market needs and adjusting strategies, traders can maximize the potential of both approaches to achieve success amidst changing times.
