A private land sale and purchase agreement is an agreement made by the parties without any intervention from the Land Deed Making Officer (PPAT). Private land sale and purchase agreements often cause disputes, which in the judicial process are often decided by default. The purpose of this study is to analyze the legal certainty of disputes over private land sale and purchase agreements with default decisions in the Cibinong District Court Case Number 327/PDT.G/2020/PN CBI. The research method uses normative juridical with a case approach.

Information regarding the evaluation of reasoning skills related to online socio-scientific issues is still limited due to limited instruments. This research aims to determine the validity and reliability of an online socio-scientific issue-based critical reasoning instrument. Content validity was proven by the assessment method by five experts. Confirmatory factor analysis was carried out with the Lisrel 8.8 program to prove construct validity. Instrument testing was carried out on 145 grade 10 high school students. Convergent validity was determined through the Average Variance Extracted (AVE) calculation, and reliability was determined through Construct Reliability (CR). There are 12 items from four dimensions of critical reasoning based on online socio-scientific issues: (1) evaluating SSI information, (2) identifying SSI complexity, (3) checking the credibility of information sources, and (4) multiperspective. The results of the content validity test obtained the Aiken coefficient value in the valid category. Based on the analysis results, the GFI, RMSEA, and p-value of the instrument fit the model and have loading factors that meet the minimum criteria. In addition, the instrument meets convergent validity and internal consistency. Thus, it is concluded that the instrument is declared valid and reliable and can be used to measure critical reasoning based on online socio-scientific issues.

This research discusses security design for Arduino-based doors and windows using fingerprint technology and SMS Gateway. The case study was conducted at Pesona Asri Tembalang Housing. The main goal of this research is to improve household security by combining fingerprint authentication technology and text messaging (SMS) as a safer and more efficient access mechanism.This system development method includes analyzing household security needs, designing an Arduino-based system, integrating fingerprint modules and SMS Gateway, as well as testing and evaluating system performance. The research results show that this system is able to provide a high level of security with accurate fingerprint authentication and direct notification via SMS Gateway when suspicious activity occurs.In conclusion, an Arduino-based door and window security design with fingerprint technology and SMS Gateway is an effective solution for increasing household security. Implementing these systems can help reduce the risk of intrusion and give homeowners better control over access to their property.

The study of the role of the Financial Services Authority (OJK) in protecting banking customers is an important topic in the context of consumer protection and the stability of the financial system. OJK has the authority to end operational supervision procedures related to bank and non-bank exchange transactions, as well as providing legal certainty for customers. It is an Islamic economic perspective, OJK also has a role in protecting sharia banking customers. Legal protection for depositing customers has been regulated in various laws and regulations, including Law Number 21 of 2011 concerning OJK. OJK also has an important role in resolving consumer complaints in accordance with those regulated in the Consumer Protection Law. In addition, OJK is also involved in regulating national economic stimulus policies that have an impact on the spread of COVID-19. Through regulations such as OJK Regulation No. 48/POJK.03 Year 2020, OJK plays a role in loving the guarantee for financial losses felt by depositing customers. Thus, the role of OJK in protecting banking customers is very important in maintaining public trust in the financial system.

The dedication to this community is the training of teacher competence development related to learning media that is carried out for teachers in the Nekamese, Kupang District, East Nusa Tenggara Province in the year 2023. The implementation is based on the need for teachers to develop competence against the use of technology in making learning media in accordance with the requirements of the independent curriculum in force today. This activity aims to enhance the competence of teachers in the use of technology in order to design interesting and innovative learning. In today's digital age, teachers are not only required to improve their teaching skills based on their material knowledge, but are also required to be able to apply innovative and enjoyable learning to encourage and motivate students in learning and thinking at a high level. The learning media used in this activity is the creation of teaching materials using exe learning, live worksheet and instrumentation using blookets. There are still many teachers in the Nekamese district who have never developed innovative teaching materials with the use of technology. Usually the teachers only teach in front of the methods of lectures and group discussions, and still give the questions of practice or examination in the form of manuals. As a result, students are less motivated and tired of learning. Therefore, through this training, teachers are trained and guided in creating gamification-based material and instruments until the product is produced and applied in classroom learning. This learning media can be presented in an interactive and interesting way so that it will motivate students to follow the learning. Teachers will also be increasingly creative in innovating to develop teaching materials and instruments of interest to students.

Tujuan pengabdian masyarakat ini meningkatkan pemahaman pengetahuan dasar pencatatan keuangan dan meningkatkan kemampuan mengoperasikan aplikasi keuangan melalui edukasi dan pelatihan penyajian laporan keuangan berbasis digital. Pengabdian masyarakat melibatkan para pengurus Koperasi Simpan Pinjam Sumekar, Kecamatan Ngampilan Yogyakarta sebagai objek penelitian. Metode yang digunakan dalam pelatihan adalah metode luring, langsung tatap muka & pendampingan yakni dengan menganalisis dan problem solving. Materi pembukuan keuangan disajikan dengan ceramah, tanya-jawab, dan demonstrasi. Materi tersebut dibuat dengan sederhana dan menarik sehingga materi pembukuan keuangan mudah dipahami KSP Sumekar. Selanjutnya proses pencatatan dimulai dengan contoh transaksi sederhana secara manual, pembuatan laporan keuangan dan dilanjutkan demontrasi pencatatan keuangan dengan menggunakan aplikasi akuntansi. Hasil pelatihan dan pendampingan literasi finansial pelaporan keuangan melalui aplikasi akuntansi ini diharapkan berjalan dengan baik, serta terjadi peningkatan pemahaman mengenai pengetahuan dasar pencatatan keuangan dan peningkatan pemahaman mengenai pengoperasian aplikasi akuntansi.

This research analyzes the management strategy for hot springs in Sipoholon sub-district with the aim of increasing tourist visits.  Sipoholon sub-district has extraordinary natural potential, with stunning views and natural hot springs as the main attraction.  This research uses qualitative research methods, namely direct field research and conducting observations and interviews. The hot springs located in Situmeang Habinsaran, Sipoholon District, North Tapanuli have become an inspiration for hot spring owners to open hot spring tourism, hot water flows with  temperatures of 40 to 70 degrees Celsius make this place feel like another paradise on Indonesian soil. The results of this research are to find out the profile of the owner of the hot spring tourism object and how the management is carried out by the owner of the hot spring tourist attraction in Situmeang Habinsaran Village.  The bath owner always prioritizes maintaining the cleanliness and comfort of the hot spring location. The aim of this research is to determine the influence of external motivation by Christian religious education teachers on the learning attitudes of Class VII students at SMP N 1 Harian for the 2022/2023 academic year. The research method used is a quantitative method. The population is all 40 students of Class VII of SMP N 1 Harian. Data was collected using a positive closed questionnaire with 40 items, namely 20 items for variable 1) Test the analysis requirements: a) positive relationship test obtained rxy = 0.608 > rtable(=0.05,n=40) = 0.312. b) Testing a significant relationship obtained tcount= 4.719 > ttable(=0.05, dk=n-2=38)= 2.021. 2) Influence test: a) Regression equation test, obtained the regression equation Y ̂="13.29"+0.78X. b) Regression coefficient of determination test (r2) = 36.9%. 3) Test the hypothesis using the F test to obtain Fcount > Ftable=(=0.05, dk numerator k=20, dk denominator=n-2=40-2=38) namely 22.26 > 1.51. Thus Ha is accepted and H0 is rejected.

Methods: Participants in this study, which used a quasi-experimental design, received treatment or intervention before measuring and analyzing the impacts. The pre-post-test group design method served as the basis for the research design. In children with bronchopneumonia, this strategy is used to check the results before and after administration of the nebulizer. Two young people who fight against crime become samples.
Results: The results of the study show the overall evaluation results after nursing actions, namely: Based on the results before being given a nebulizer to patients the problem was not resolved in 2 patients and after being given a nebulizer to patients the problem was resolved in 2 patients
Conclusion: Based on the description above, inhalation therapy to reduce symptoms of shortness of breath in children with bronchopneumonia is effective where inhalation therapy or steam inhalation therapy using drugs can widen the bronchial airways resulting in complaints such as shortness of breath and disappearance of breath sounds.
