This study aims to analyze the legal protection of Land Deed Officials (PPAT) in the transfer of rights over residential land parcels that become objects of disputes. Residential land parcels are often involved in disputes that include claims from parties who feel aggrieved, even though the transfer of rights has been carried out legally by PPAT. In this research, the author explores the role of PPAT, the factors causing disputes, and the legal protection for PPAT in cases of land disputes. The methodology used is a normative juridical approach with descriptive analysis of the applicable laws and regulations, as well as a case study of land disputes involving PPAT. The findings of this study highlight the importance of clear legal protection for PPAT in dealing with land disputes, even though they have followed the procedures as prescribed by the law.

The Self-Help Housing Stimulant Assistance Program (BSPS) emerged as a response to the housing and settlement problems faced by the Indonesian people, especially related to the low quality of life due to slums (Sitompul, 2022). This program aims to provide livable houses for low-income people (MBR) through stimulant government assistance (Seri Mughni Sulubara, 2024). The research method used is a qualitative descriptive research method. This method aims to make descriptions of data systematically, factually, and accurately about existing facts. Descriptive research that is carried out continuously on the object of research is called a continuous descriptive method. The results of activities or findings from the implementation of the Self-Help Housing Stimulant Assistance Program (BSPS) in reducing the quantity and quality of Uninhabitable Homes (RTLH) show that this program has a positive impact on the beneficiary community. The BSPS program succeeded in improving the quality of the beneficiaries' houses. Houses that were built or renovated have a solid structure, adequate area, and a livable level of safety (Seri Mughni Sulubara, Amrizal Amrizal, et al., 2024). By making home improvements, BSPS contributes to reducing the number of uninhabitable houses and creating a more decent environment (B & Sadriah, 2020).

This Community Service Activity aims to provide a solution for equitable and affordable internet access for residents in the Griya Ciledug Housing area. In today's era, internet connectivity has become a basic need that not only supports communication activities, but also education, economy, and social services. Through a participatory approach, this activity actively involves residents in the planning, installation, and management of a shared internet network system. The results of the activity show a significant increase in the availability of internet access in the area, strengthening collaboration between residents, and increasing digital literacy. In addition, the active involvement of residents in network management also encourages a sense of ownership and collective responsibility. This activity is a model of technology-based community empowerment that can be replicated in other environments with similar needs.

The partners for this community service activity are UMKM which are engaged in goat slaughtering. One of the problems faced is that the process of removing goat skin is still manual, that is, it still uses human labor, where using human power for the goat skinning process requires less efficient time. Therefore, these UMKM really need a touch of technology related to the goat skin removal method to overcome the problems of UMKM engaged in the business of slaughtering goats and selling goat meat. Therefore, in community service activities, goat skin pulling machines will be handed over to partner entrepreneurs, namely MSMEs. Mak Ngat at the Rasmala market in the Srondol Wetan housing complex, Banyumanik sub-district, Semarang city. Impact After using a goat skin pulling machine for Mak'Ngat UMKM, the goat skinning process is more economical, namely when done manually it can skin 12 goats in one hour, but when done using a machine, 12 goats can be done in 15 minutes and this number has increased drastically

Hypertension is a disease that often causes death and complications related to cardiovascular disease. The prevalence of hypertension in Indonesia is 34.11%. One of the factors that influence the incidence of hypertension is high levels of the triglycerides in the blood (hypertriglycerida). This study aims to determine the description between triglycerides levels and the incidence of hypertension in the community of Bandar Buat Village. This research was a descriptive study with 29 respondents taken using total sampling techniques from secondary data of community service in the village of Bandar Buat in 2019. Data were selected based on inclusion criteria and exclusion criteria, the data were processed in table to generate frequency and percentages distribution. The results showed that the majority of respondents aged 18-50 years (55.1%), were women (58.6%). The results showed that respondents' triglycerides levels were dominated by hypertriglycerida (58.6%) and blood pressure classification was dominated by normotension (55.2%). Based on age, most people with hypertriglycerida and hypertension are above 50 years old. Based on sex, hypertriglycerida and hypertension both are sufferers more frequent in men. The number of percentage were 66.7%; 75% respectively. The conclusion of this research is the triglycerides level of respondents is dominated by respondents with hypertriglycerida, the majority are aged>50 years, male sex. The incidence of hypertension is high, with majority sufferers aged>50 years, male sex.

Konstruksi: Publikasi Ilmu Teknik, Perencanaan Tata Ruang dan Teknik Sipil 2025 Asosiasi Riset Ilmu Teknik Indonesia

The selection of building materials is vital for the development of high-quality infrastructure and residential projects. The two most commonly used building materials are red bricks and lightweight bricks. This study compares the productivity and cost of red brick and lightweight brick production and installation in construction projects. Data were obtained through direct observation, worker interviews, and Value Engineering analysis on the Shopee Semanggi Housing Project, which consists of 136 houses with a total estimated budget (RAB) of Rp10.93 billion. The results show that red brick installation productivity is 3.3 m²/day, while lightweight brick installation reaches 17.9 m²/day. The installation cost for red bricks is Rp1.52 billion for 12,786.78 m², compared to Rp1.62 billion for lightweight bricks for the same area. This study provides guidance for selecting building materials based on time and cost efficiency.

That housing and settlement development by private business entities is compatible with the Sustainable Development Goals (SDGs) or can also be called Sustainable Development Goals (SDGs) is a sustainable development agenda initiated and agreed upon by the United Nations. Meanwhile, the construction of houses by individuals or individuals is very inconsistent with the programs or agendas set forth by the national and world governments. Of course, if we examine further, the development carried out by each person is very contrary to "participating in implementing world order" as described in the preamble to the 1945 Constitution of the Republic of Indonesia. The legal issue of this normative legal research: What is the government's authority in the implementation of housing development? How is the legal protection for people or entities that organize housing development in Law Number 1 of 2011 concerning Housing and Residential Areas? The government's authority in the implementation of housing development includes policy regulation, implementation supervision, housing provision facilitation, inter- government coordination, community empowerment, and education. Through this authority, the government seeks to create a decent and sustainable residential environment for all levels of society. Legal protection for persons or entities that organize housing development is comprehensively regulated in Law No. 1 of 2011 concerning Housing and Residential Areas. Legal protection includes: 1. Community Rights. 2. Developer's Obligations. 3. Sanctions for Violations. 4. The Role of the Government.

The improvement of digital business productivity in Benda Baru Pamulan Housing, South Tangerang, requires attention to human resource (HR) management. Many economic actors in this area struggle to manage HR effectively, limiting their potential to develop digital businesses. The HR Management Training Program aims to educate the community on efficient HR management, including recruitment, training, motivation, and performance evaluation relevant to digital businesses. The implementation of good HR management strategies is expected to enhance digital business productivity and create new business opportunities. This community service activity also aims to improve the skills of Benda Baru residents in creative marketing strategies for small and medium enterprises (SMEs), which have faced challenges in digital marketing and competition. The program is expected to increase the competitiveness of SMEs in a broader market, contribute to economic growth, and enhance collaboration and entrepreneurship within the community

Micro,Small,and Medium Enterprises (MSMEs) play a crucial role in Indonesia's economy, contributing more than 60% to the Gross Domestic Product (GDP) and absorbing nearly 97% of the workforce in the non-agricultural sector. However, MSMEs still face challenges in  marketing and business management, particularly in leveraging digital technology. The  Community Service Program (PKM) in Benda Baru Residential Area,South Tangerang,aims  to enhance the knowledge and skills of MSME actors in designing and implementing creative, digital-based marketing strategies. This program includes training on SWOT analysis, digital  marketing, and community-based marketing. The results of the program show an increase in the implementation of creative marketing strategies, such as the use of social media and  digital platforms, as well as collaboration among business actors. This program is expected  to have a positive impact on local economic development and streng then the digital business  foundation in the region.

Human resource (HR) development is a crucial element in enhancing productivity and sustainability of micro, small, and medium enterprises. This study aims to identify the strategies and human resource management practices implemented in the MSMEs of the communities in RW017, RW018, and RW008 of Benda Baru Housing, Pamulang, South Tangerang, Banten. The method used is a qualitative approach with data collection techniques through interviews, observations, and document studies. The results show that skill-based training, business mentoring, and the introduction of digital technology are key strategies to improve HR competencies. Additionally, cooperation between the community, local government, and the private sector has a positive impact on access to financing and marketing networks. However, challenges such as limited resources, lack of managerial knowledge, and low digital literacy remain obstacles. This study recommends the strengthening of continuous training programs, integration of technology, and synergy among stakeholders to support holistic HR development. In this way, the community’s of micro, small, and medium enterprises can grow more optimally and contribute to the local economy.

The Community Service Program titled “Digital-Based Entrepreneurship Empowerment Socialization to Improve the Economic Welfare of the Community in RW 008, RW 017, and RW 018, Benda Baru Housing Complex, Pamulang – South Tangerang” aims to enhance digital literacy and technology-based entrepreneurial skills among local communities, particularly Micro, Small, and Medium Enterprises (MSMEs). This program includes socialization, training, and practical mentoring related to the utilization of social media, e-commerce, Search Engine Optimization (SEO)/Search Engine Marketing (SEM), and digital advertising strategies as tools for business development. The method employed is participatory, actively involving the community in every stage of the program. The results indicate an improvement in community understanding of digital technology and their ability to leverage digital platforms to support their businesses. This program has also successfully created a sustainable digital entrepreneurship ecosystem, which is expected to enhance the economic welfare of the targeted communities. Given its success, this initiative is anticipated to serve as a model for digital-based community empowerment that can be implemented in other regions.

The use of digital technology in financial management has rapidly developed, with financial management applications, fintech services, and digital banking platforms becoming increasingly popular, including in Indonesia. This study aims to identify the benefits and challenges faced by society in adopting digital technology for financial management. The results show that digital technology provides broader access to financial services, enhances financial literacy, and facilitates efficient budget and investment management. Additionally, fintech helps SMEs access financing. However, challenges such as low digital literacy, data security issues, and limited access to technology in certain areas remain significant barriers. Therefore, educational programs and financial inclusion policies are necessary to maximize the potential of digital technology in financial management. Overall, digital technology can have a positive impact on financial management in society, provided that risks are mitigated, and accessibility is improved.

This study explores Mohammad Hatta's influence on housing policies in Indonesia, highlighting his integration of Islamic principles into public policy to enhance societal welfare. Hatta viewed housing as a fundamental human right that extends beyond physical needs to encompass spiritual and social dimensions. Grounded in Islamic values such as justice (‘adl), trust (amanah), and solidarity (ta'awun), his policies aimed to ensure equitable access to adequate housing, particularly for low-income communities, while promoting holistic well-being. Hatta’s vision aligned with Islamic teachings that emphasize fairness and state responsibility in fulfilling basic human rights, as reflected in QS. An-Nisa: 58. His ideas inspired initiatives like the Sejuta Rumah (One Million Houses) Program and Tapera (People’s Housing Savings), which address housing disparities and support societal harmony. Additionally, Hatta championed cooperative-based housing development, fostering community participation and mutual assistance, which not only ensured affordable housing but also empowered local economies. By integrating Islamic principles into housing policies, Hatta demonstrated how public policy could balance material, social, and spiritual needs to achieve sustainable societal welfare. His approach offers a valuable framework for future housing programs to promote justice, inclusivity, and collective prosperity.

This research is based on the ambiguity of street naming norms in statutory regulations, this causes the legality of street naming in the Mojokerto city government area to be questioned. Based on this description, the author formulates the problem formulation as follows: (1) What is the authority of the Mojokerto City Government in naming roads? (2) What is the legality of naming roads belonging to the Mojokerto city government?This research uses a normative juridical research type with a statutory approach, a historical approach and a conceptual approach using primary legal materials and secondary legal materials.The research results from this thesis show that the Mojokerto City Government does not have direct authority to name roads in its area. There is a lack of normative legal regulations in regulating transitional conditions in the naming of landforms, especially roads. The legality of naming roads belonging to the Mojokerto city government can be questioned due to the absence of statutory norms that order local governments to form legal products related to street naming.

This research aims to explain the management control of public street lighting (PJU) in Tanjungpinang City. PJU is an important element in creating safety and comfort for the community in economic, social and traffic activities. However, not all areas in Tanjungpinang have been covered by PJU facilities, and many PJUs are damaged. This research uses the control theory by T. Hani Handoko (2010) which consists of 1) Feedforward control, 2) Concurrent control, and 3) Feedback control. The research method used is qualitative with data collection techniques of observation, interview, and documentation. The results showed that PJU management control in Tanjungpinang City was not optimal. In feedforward control, there are obstacles such as the lack of community participation in PJU development planning. In concurrent control, coordination between the community, the Housing, Settlement Areas, Cleanliness and Parks Office, consultants, PLN, and contractors has not been optimal. While in feedback control, the lack of community participation in reporting damage and maintenance of PJU is only done based on reports or surveys with priority on protocol roads. Routine supervision is limited due to limited human resources, and response to public complaints is slow. This study concludes that the improvement of PJU management requires good planning and active community participation.

In this test, it can beseen that Compensation (XI) and Service Quality (X2) have a significant effect on Employee Performance.Based on the conclusions and consequences described, the author intends to improve the compensationvariable X1 and Service Quality Variable (X2) if you want to increase employee performance variable (Y).

This study analyzes the influence of open space on the quality of life of residents in the Gajahmungkur area, Central Semarang. A well-designed open space has a vital role in improving the physical, mental, and social wellbeing of residents. The results of the study show that effective open spaces can improve social interaction, health, and comfort of residents. However, many open spaces in this area have not been utilized optimally due to suboptimal design and improper location selection. Therefore, it is important to design open spaces that are environmentally friendly and well integrated to improve the quality of life of residents in the Gajahmungkur area.

Putusan pailit dianggap sebagai solusi terbaik bagi para debitor khususnya bagi pengembang dalam melunasi hutang-hutangnya, akan tetapi dapat dikatakan upaya tersebut merugikan para pembeli satuan rumah susun atau apartemen yang telah membayar lunas sebelum pembangunan selesai dengan hanya diikat dengan ppjb sebagai bentuk kesepakatan jual beli antara pengembang dengan pembeli tanpa adanya proses levering. Hal tersebut tentu menimbulkan ketidak pastian hukum terkait dengan kepemilikan unit rumah susun yang telah dibeli. Penelitian ini ditujukan untuk mengetahui akibat hukum kepailitan bagi pengembang terhadap pembeli (konsumen) satuan rumah perumahan. Metode penelitian ini adalah metode yuridis normatif yaitu menelaah teori dan konsep hukum serta peraturannperundang-undangan yang berlaku. Hasil penelitian ini dapat disimpulkan bahwa uu kepailitan dan pkpu, uupk, serta kuhperdata belum mengatur secara detail terkait perlindungan hukum bagi pembeli satuan rumah perumahan yang pengembangnya dinyatakan pailit. Oleh karena itu, akibat hukum dari adanya permasalahn tersebut yaitu pembeli dapat mengupayakan serta menuntut ganti rugi pelunasan piutang kepada pengembang atas dasar gugatan wanprestasi, dan terkait pelunasan piutang dapat berupa pembayaran tunai atau angsur atau tetap dengan proses pembangunan unit apabila dalam pelunasan kreditor terdapat sisa dana dalam melanjutkan proyeknya.
